HOME MAINTENANCE

Home Maintenance is the responsibility of the Resident. No painting or structural maintenance shall be done without the approval of GVH Management. All homes must be maintained to keep up the standards of community appearance. Homes shall not have any rust or unsightly spots on the metal or on the roof. All skirting must be maintained without holes, missing or damaged pieces, and mismatched colors. Any holes in the skirting will require replacement of damaged panels. Decks must be maintained in a safe manner with any broken boards, steps, or railings replaced. Window treatments shall consist of neutral, solid color draperies or blinds – blankets, aluminum, cardboard, wood, etc. are not appropriate.

HOME SITE MAINTENANCE

  1. The site or lot maintenance is the responsibility of the Resident. The lawn must be kept clean, with grass cut, trimmed, seeded, strawed, fertilized, watered, and weeded to maintain a well-cared for appearance. Residents shall be responsible for maintenance of trees, shrubs, flowers, or other plants including trimming or removal of shrubs and trees, as necessary. There shall be no digging on the lots without prior approval for GVH Management.

  2. It is especially important NOT to use a weed eater around the skirting of your home as it destroys it. Round-Up or weed killer is an excellent alternative.

  3. There shall be no trash or debris on or under the deck, on patio areas, in yards, or under the home. Only outside patio furniture will be allowed outside on the decks, patios, or in the yards. No overstuffed furniture, ironing boards, brooms, mops, freezers, refrigerators, washing machines, tires, wheels, automotive parts, building supplies, etc., are allowed outside the home. Home site should be kept clean and maintained without excessive clutter.

  4. All homes must have properly working fire extinguishers and smoke alarms. No fuel oil, or other materials of an explosive nature shall be stored in or around any resident's home. This will create a fire hazard and constitute a violation of local fire codes. Only a minimum amount of gasoline can be stored at the site for lawn maintenance.

  5. Trampolines, swimming pools, kiddie pools, swing sets, fences, clothes lines, basketball goals, etc. are not permitted within the community.
